A good quality floor finish comprises of many ingredients which helps protect the floor. The volatile ingredients evaporate after drying while non volatile components do not evaporate even after the finishes are dried. The importance of volatile ingredients is that, they assist in the film formation, drying and curing of the finish and then evaporate. While non-volatile ingredients dry up into solid materials that provides the finish film for the floors.
The Types of Floor Finishes
Wooden flooring typically consists of three basic finishes to withstand foot traffic: paste wax, penetrating sealers that add color, and surface sealers like urethane.
Wax: Waxing is one of the oldest methods of protecting wood floorings. They however require frequent re-waxing and buffing. Applying wax paste over damaged areas on the floor can fix the uneven surfaces.
Penetrating sealers: This method involves staining the floor surface by adding color to it. It is used for reviving old and discolored floors that appear dull. After wiping off excess stains and drying the surface, protective sealers are applied. The sealers are mostly made of Tung oil or linseed oil base.
Surface sealers: They are most commonly applied in double coats. These sealers are used for providing a protective shell over the floor. Urethane either as oil-based or water-based is used in this method. Manufacturers also produce a range of various finishes like; high-gloss, semi-gloss and satin. Although they are colorless, they tend to slightly darken when floors have been re-sanded.
The ingredients found in floor finishes have been found to be sensitive to infestation by microorganisms. These microorganisms possess the ability of destroying the floor finish by causing discolorations, destruction of the floor finish and may even give rise to unpleasant odors.
Antimicrobial agents are therefore added to protect the finish. They prevent the growth of microorganism right from its process of manufacturing. Even if the flooring materials are treated with anti microbial agents it is not sufficient to protect contamination during the installation. To prevent this issue, floor installation and cleaning professionals should keep their equipment clean, and follow the proper procedures.
